Allianz Real Estate is paying €94 mln for the Haus an der Wien office building in Vienna's city centre as part of plans to double its portfolio over the next few years.

The building was sold by two companies in Austria's Signa Group, owned by local entrepreneur René Benko.

The Haus an der Wien property was originally built in 1965. It was completely renovated in 2012 and awarded a LEED Platinum and EU Green Building certificate. The building offers around 14,300 m2 of office space spread across eight floors as well as 90 parking spaces. Almost the entire building is rented out to companies including Group M, Der Standard, Österreich Werbung and BNP Paribas.

'Through this investment in the Austrian capital, we are returning to the Viennese office market,' said Annette Kröger, CEO of Allianz Real Estate Germany. 'The investment is very attractive and contributes to an even broader diversification of our real estate portfolio.'

The German real estate asset manager announced in early October that it is on a drive to almost double its real estate portfolio to €60 bn in the next three years.

‘Today, our property portfolio totals €37.4 bn but we’d like to grow it – on the equity and debt side – to €60 bn by 2018,’ said the company’s CIO Olivier Téran. ‘In the first nine months of this year alone, we invested €1.2 bn in Europe.’
