Real estate asset manager AEW has completed the first multi-storey logistics development in Germany.
The Mach2 project in Hamburg provides 124,330 m2 of Grade A sustainable logistics space over two buildings on three levels, including office and mezzanine areas.
The scheme has already been fully pre-leased to a variety of tenants including Airbus, JYSK, Bechtle and Picnic.
Mach2 has been developed speculatively by AEW’s €4.4 bn pan-European logistics fund, Logistis, in collaboration with contractor GSE and project developer Four Parx.
Thomas Poulis-Leinberger, head of asset management and development logistics in Europe at AEW, commented: ‘The completion of this landmark project is a significant step in the future design of logistics space in Germany and the wider DACH region.

The building is anticipated to receive a BREEAM ‘Excellent’ rating and is equipped with a smart metering system and external energy monitoring, as well as solar PV panels, EV charging points, 220 bike parking spaces and green walls, designed by Duisburg-based architects Ropertz & Partners Planungsgesellschaft.
It also features 100 loading stations with the option to extend, two ramps that lead to the upper floor with a load of up to 45 tonnes truck access, a warehouse clear height of 10 meters, and a car park underneath the first-floor truck yard.
AEW expects to replicate this project across its logistics platforms as a sustainable solution to land shortage for projects in and around densely populated cities.
