The asset was acquired from developer DHL Austria on behalf of a German investor.

The 40,000 m2 fully leased Grade A warehouse, comprising six units across two buildings, is fully leased to a group of international logistics companies. All tenants have signed long-term leases.

The sustainably designed warehouse has achieved a DGNB Gold rating. It incorporates green features like solar panels, a sustainable heating system, electric vehicle charging, energy-efficient lighting, and partially green roofs.

Niklas Räther, head of Investment Germany at AEW, said: ‘Through this acquisition, we have secured for our client a high-quality property where the income is derived from a number of well-established occupiers in an attractive and supply-constrained market, a combination which is rare to find. The Vienna logistics market is experiencing continued positive growth, benefitting particularly from its Central European location, which is attractive to a diversified range of occupiers. In addition to its versatility for third-party use and quick accessibility to the city centre of Vienna and the airport, the property offers high sustainability standards in line with our client’s strategy.’

Christian Vogt, managing director of DLH Austria, added: ‘We are proud to have reached this significant milestone, especially at a time when the real estate industry is facing major challenges. The logistics campus in Ebergassing will not only strengthen the competitiveness of local companies but will also have a positive impact on the local economy.’

The warehouse is situated near Vienna, a major metropolitan area with over 3 million people, with access to transportation networks, connecting Vienna, Bratislava, and other key economic regions. The property is also conveniently located near Vienna International Airport.

Schönherr, Drees & Sommer, TPA, and Luther provided legal and advisory support to AEW.
