NAMI-AEW Europe has acquired a portfolio of two 4-star hotels in France, one in Lyon and one in Marseille, from ANF Immobilier.
Paris-based Nami-AEW was acting for on behalf of the investment vehicle, SCPI Laffitte Pierre. ANF Immobilieris is listed in Paris and focuses primarily on Lyon and Marseille.
The Carlton Lyon M-Gallery hotel is in Place de la Republique in the centre of Lyon, which is a UNESCO World Heritage Site. The historic 4-star hotel, built in 1894, has 80 guest bedrooms, a restaurant and a spa and was completely refurbished three years ago.
The Aparthotel Adagio Marseille Vieux Port is next to Marseille’s old port, the Gare Saint-Charles railway station and the Euromed business district. The 4-star hotel opened in 2009 and has 142 fully equipped short-stay apartments and a breakfast room.
‘Through these acquisitions we are continuing to strengthen the Laffitte Pierre Fund portfolio, further diversifying by both geography and asset class, in line with the strategy,’ said Arsène Marques, deputy CEO at NAMI-AEW Europe. ‘Both hotels are operated by the high profile and well respected Accor Group and both have strong performance records, which are set to benefit from the expected growth of tourism in Lyon and Marseille.’
The sale was part of ANF Immobilier’s ‘investment optimization strategy,’ said deputy COO Ghislaine Séguin: ‘Using our expertise and know-how in hotel investment, we aim to sell mature or value-enhanced assets and replace them with new assets with higher yields.’
NAMI-AEW Europe has €19.3bn of assets under management in Europe and is a wholly-owned affiliate of AEW, which is the international real estate asset management platform of Natixis Global Asset Management, one of the largest asset managers in the world.
