Global real estate asset manager AEW has purchased a 27,000 m2 land plot in Gelsenkirchen, Germany, to build a 16,200 m2 last-mile logistics centre.

The acquisition was made on behalf of AEW’s urban light industrial platform, Ullis.

The speculative development, located in the Rhine-Ruhr region, will be developed in partnership with ecoParks.

The facility will offer flexible space options with two to four units and will include modern amenities such as 14 loading docks, energy-efficient LED lighting, solar panels, electric vehicle charging stations for cars and bicycles, and heat pumps with cooling capabilities.

The facility will be highly energy efficient and meet the strict standards of the DGNB Platinum certification.  Construction is expected to be completed by the third quarter of 2025.

The location of the facility is ideal for last-mile logistics, with easy access to the A41, M40, and M42 highways and public transportation. It is situated close to several major cities in the region, including Essen, Dortmund, and Düsseldorf.

Take up in the region remains robust and in line with the long-term average, and we are confident that the space will appeal to a broad range of logistic occupiers.’

This marks the fifth such acquisition for Ullis, bringing their total investment in German last-mile industrial and logistics space to over 65,000 m2. With this latest addition, ULLIS now manages a total portfolio of 135,000 m2 across Europe.
