Pan-European real estate manager Aermont Capital and fund manager Kervis have teamed up on a major regeneration project in Milan worth €250 mln.
Two iconic Milanese buildings (Pirelli 10 and Innovazione 3) will be transformed into a new workplace spanning more than 50,000 m2 that will accommodate 5,000 people.
This includes 43,300 m2 of office space, 3,400 m2 of retail space, 800 m2 of multifunctional Pavilion, and 6,000 m2 of green and garden space.
The BiM project will be strategically located in the heart of the Bicocca district, an area of Milan with a strong historical identity that in recent years has attracted renewed interest from international companies and investors.

BiM will be an innovative, efficient and sustainable workplace, open and connected to the city, where business services and spaces dedicated to culture and sociality coexist.
MTDM - Manifattura Tabacchi Development Management will be the project manager, while Milan-based architecture firm Piuarch, which worked in synergy with landscape architect Antonio Perazzi, is signing the project.
Work on Pirelli 10 has already begun and will be completed by September 2024, while work on Innovazione 3 will begin in January 2025, concluding in March 2026.
Throughout the duration of the works, BiM's spaces will open to the public through a program of cultural activities, proposing itself as a new city district, a place of inspiration, gathering and networking.
JLL and Cushman & Wakefield will be responsible for the leasing of the offices and Dils for the retail and Pavilion areas.
