Belgian healthcare REIT Aedifica has acquired two operational rest homes and a healthcare site to be constructed in Germany for a total deal volume of €34.5 mln.

According to the firm, the deal represents an initial gross rental yield of around 6%, and includes around 330 units in total with a weighted average unexpired lease term of 22 years.

Stefaan Gielens, CEO of Aedifica, commented: 'Aedifica is very pleased to continue the expansion of its German healthcare real estate portfolio with the acquisition of two operational rest homes and a healthcare site to be constructed, less than a month after the acquisition of a portfolio of 92 properties in the United Kingdom. Other investments will follow.'

The operational rest homes include a property in Chemnitz with 151 beds, for seniors requiring continuous care. The site is operated by an entity of the Casa Reha group. A double net long lease with a remaining term of 19 years is in place for this site.

The REIT has also purchased a care home in Leipzig with 63 units for seniors requiring continuous care. The site is operated by an entity of the Convivo group, which has 24 years of lease left on the site.

The third asset is a healthcare property to be constructed in Plauen with a capacity of 116 units. The home will be operated by an entity of the Aspida group, which has signed a 25-year double net long lease.
