Belgian listed property firm Aedifica has entered the Dutch property market with the €30 mln acquisition of four nursing homes operated by Domus Magnus.

Aedifica, which is already active in Belgium and Germany, said investing in the healthcare sector in the Netherlands was the next logical step in its European expansion strategy.

'The Netherlands presents a significant investment opportunity,' said CEO Stefaan Gielens. 'The growth and consolidation of private healthcare operators has recently begun and the role and significance of specialised healthcare real estate investors will undoubtedly increase. Today, Aedifica enters the Netherlands with a long-term vision.'

The assets are located in Baarn, Hilversum (2), and Deventer.

Aedifica said the acquisition brings the total value of its portfolio to just over €1 bn. The company was advised by ABN AMRO Real Estate Advisory on the deal.

'Radical changes in the Dutch healthcare sector are having a huge impact on housing demand,' added Andy Kloppenburg, director at ABN AMRO Real Estate Advisory.
