Belgian healthcare REIT Aedifica has acquired a care campus in Uden in the Netherlands for €20.5 mln, representing an initial gross rental yield of 6%.
The campus comprises two buildings that can accommodate 108 residents. They include Het Retraitehuis, dating from 1911 and hosting 64 seniors, which has been renovated and extended several times over the years.
Het Kloosterpark was completed in 2019 and includes 44 appartments for elderly people who want to live independently with care and services on demand. The campus combines various care functions, such as a children’s day-care centre, a doctor's practice and a physiotherapy practice.
The site is operated by non-profit operator, Stichting Laverhof. The campus is let on the basis of irrevocable double net leases with a weighted average unexpired lease term of 17 years.
