Spanish residential developer Aedas Homes has acquired 100% of local property development company Inmobiliaria Espacio from Grupo Villar Mir.

The deal, estimated to be worth around €50 mln, includes a significant portfolio of land ready for development.

The acquisition will add 800 potential units to Aedas Homes’ affordable housing development pipeline. These new properties are primarily located in regions where the company already has a strong presence: Madrid, Alicante, Valencia, Valladolid, Mallorca, Almería, Murcia, and Málaga.

This expansion will be integrated into four of Aedas Homes’ six regional branches (Centre, East & Mallorca, Costa del Sol, and Andalusia & Canary Islands).

Aedas Homes will incorporate Inmobiliaria Espacio's experienced team and well-established brand into its operations.

In addition to expanding its traditional residential portfolio, Aedas Homes' acquisition of Inmobiliaria Espacio includes a 500-unit coliving project in Madrid and six development management contracts for collaborative projects.

Aedas Homes has delivered over 18,000 homes across 300-plus developments and also has a substantial land bank for over 15,300 new homes in key Spanish markets.
