Warehouse developer 7R and real estate investment manager EQT Exeter are teaming up to build a new logistics hub near Prague.
The 56,000 m2 facility, located along the D8 Motorway, will consist of two modern warehouses with 68 loading docks and 12-metre ceiling heights.
The warehouses will be built to high environmental standards, incorporating features like solar panels and heat pump preparation.
The EQT Exeter Park Prague D8 Luzec development targets BREEAM Excellent certification, featuring sustainable elements such as energy-efficient LED lighting, EV charging stations, and biodiverse landscaping.
7R will develop and manage the project, while EQT Exeter will provide the funding. Both companies will lease the space together.
Chris Zeuner, co-CEO, 7R, said: ‘The project, executed on a speculative basis and already attracting significant tenant interest, is 7R’s second venture in Czechia, following the 7R Park Lavicky D1 Highway. With its blend of cutting-edge design and eco-friendly solutions, it sets a new standard for industrial spaces, embodying the innovative and sustainable approach typical of 7R.’
John Toukatly, partner & CIO of EQT Exeter Europe, added: ‘The park offers exceptional connectivity, aligning with our goal to develop high-quality logistics facilities in prime locations that service the operational and sustainability needs of our tenant customers.’
Located in Prague's Lužec district, the property provides easy access to Prague's city centre (25 minutes) and major Czech and international markets, including Dresden, Pardubice, Pilsen, Brno, and Wroclaw.
Cushman & Wakefield and Kinstellar advised 7R, while Dentons advised EQT Exeter on this transaction.
