TPG has secured $5bn (€4.5bn) in the first close for its latest opportunistic real estate vehicle, including total commitments and related co-investment vehicles, chief executive officer Jon Winkelried confirmed on the manager’s third-quarter 2026 earnings call.

The manager has set an overall target of $8.5bn for TPG Real Estate Partners V (TREP V), which targets opportunistic strategies in the US and Western Europe.

A deadline for the fund’s final close has not yet been established.

Separately, the New Jersey Division of Investment has proposed a commitment of up to $150m to the fund, according to a pension fund board meeting document. The allocation is expected to be formally approved over the coming months.

TREP V will target a portfolio of 30 to 35 distinct investments with equity checks ranging between $200m and $600m.

The strategy focuses on acquiring real estate through property-rich platforms and scaled portfolios, targeting net internal rates of return of around 16%.
