State of Wisconsin Investment Board (SWIB) made $535m (€477.3m) worth of new real estate commitments during the third quarter of 2026, according to a recent board meeting document.

The commitments include a $100m allocation to BREP Edens, a co-investment vehicle managed by Blackstone.

According to sources familiar with the transaction, the deal is a one-off transaction, with Blackstone not opening investment in retail real estate operator Edens to additional co-investors. Blackstone, which holds a partial stake in Edens through a previous investment, declined to comment.

SWIB also committed $100m to the TA Realty Digital Real Estate Fund I, a US data centre fund managed by TA Realty, which was unavailable for comment.

In addition, the pension fund placed $100m into the Barings Hotel Opportunity Venture II by way of a joint venture with manager Barings, which declined to comment.

The pension fund allocated a further $100m to Blue Moon Senior Housing III, a US non-core senior housing fund, alongside a $100m commitment to Berkshire Value Fund VI, a US value-add residential fund managed by Berkshire.

SWIB completed its third-quarter commitments with a $25m investment in BLV II Co-Invest W, targeting non-core industrial assets, and a $10m commitment to Rockwood Mixed Use Partners II.
