A fund managed by Nordic-focused private equity real estate investor Slättö has added 12 residential properties in Sweden to its portfolio.

Slättö said the fund has acquired the 325 apartments in central Norrkoping from Eklöf Fastigheter, without disclosing any financial information.

Christian Bratt, partner at Slättö and head of residential, said the transaction is the firm’s first residential acquisition in almost two years.

Bratt added: “Since early 2022, we have seen increased yield requirements in the segment. Our overall conviction towards residential has always been strong. However, the current combination of rental growth potential and entry pricing has created a good opportunity to start buying again.”

Slättö’s energy-efficiency plan is to boost the portfolio’s green credentials, aligning it closer with EU taxonomy criteria.

Bratt said the investment complemented Slättö’s existing portfolio, with its “central location, low vacancies and opportunity for value-add investments in energy efficiency”.
