Schroders Capital is expanding its European real estate debt footprint with DKK362m (€48.4m) in whole-loan financing for two residential developments in Denmark.

The loans, originated and structured through a partnership with Kinnerton Credit Management, will finance a 104-townhouse project in Hasselager, near Aarhus, and a 100-unit residential scheme near Nyborg.

Daniel Younis, head of European real estate debt investments at Schroders Capital, said: “These transactions reflect our continued focus on providing flexible capital solutions to strong sponsors, backed by residential assets in markets with compelling supply-demand dynamics.

“The Nordic region is a key area of focus, where our local partnerships and on-the-ground expertise enable us to identify and execute opportunities with attractive risk-return profiles. We are seeing a clear need for private capital to support residential development in undersupplied markets.

“By partnering with experienced local developers and leveraging our established relationships, we aim to deliver resilient income through assets that are both sustainable and aligned with evolving tenant preferences.”

Ulrik Emborg, co-CEO and partner at Kinnerton Credit Management, said: “These transactions demonstrate the strength of our Nordic platform and the opportunity in Danish residential market.

“Our longstanding partnership with Schroders Capital enables us to provide Nordic developers with flexible capital solutions, and we look forward to building on this momentum together.”
