Logistics investment manager Realterm has acquired a $111m (€94.99m) portfolio of 22 industrial outdoor storage facilities in the US from a partnership between Axis Partners and Sweetwater Holdings.

The properties, currently leased to a diverse mix of national and regional tenants, are concentrated in prime infill locations across Atlanta, Texas, Norfolk, Columbus, Los Angeles, Nashville and Jacksonville.

Axis said it began assembling the Sunbelt-focused portfolio in 2024. The firm has since invested capital to upgrade and improve the assets.

Crawford Arnold, founder and partner of Axis Partners, said: ”This transaction validates our investment thesis and the durability of industrial outdoor storage as a core real-estate asset class.

“The sale of this portfolio also confirms Axis’ position among the leading institutional platforms in the sector, and we intend to reinvest aggressively as we scale from here.”
