Nordic real estate manager Areim has invested an unspecified amount to acquire eight light industrial properties in Västerås in Sweden from Castellum.
Areim said the assets in the 17,000sqm portfolio are located in the Hälla and Hacksta industrial areas.
The properties are 96% leased to a mix of tenants, Areim said, adding that it intends to increase the properties’ sustainability by adding features like solar panels and energy-efficient upgrades.
Over the past year, Areim has expanded its Swedish light industrial portfolio, increasing its size from approximately 210,000sqm to 256,000sqm. The portfolio now includes around 60 properties in Greater Stockholm, Uppsala, Gothenburg and Västerås, as well as substantial unused building rights and ongoing development projects.
Jesper Warén, the head of light industrial investments at Areim, said: ”It is exciting to establish ourselves in Västerås, a city with a strategic geographical location and strong local growth. The properties are centrally located in a good cluster and further strengthen our portfolio in the light industrial sector.
“We will implement various measures to improve the properties’ energy performance in line with our strategy.”
