Partners Group has launched a French residential strategy targeting a total gross asset value of €300m, with plans to assemble a 2,000-unit portfolio of young adult housing over the next year.
The global private markets firm said it has already secured 560 apartments across two seed transactions in Greater Paris via forward purchase agreements.
The assets, located in Choisy-le-Roi and Pantin, are scheduled for completion in mid-2028 and will be operated by Urban Campus.
Henrik Orrbeck, global co-head of real estate, Partners Group, said: “The strategy is in line with our thematic focus on the European living sector.
“Housing supply in Europe’s major cities has not kept pace with demand, while demographic change and the declining affordability of homeownership continue to drive the need for high-quality rental accommodation. France is a compelling market in which to address that need.”
Emmanuel Pariente, CEO and president, Urban Campus Group, said: “We are delighted to work with Partners Group as their operating partner on these two assets in Greater Paris.
“This partnership reflects our shared conviction that quality housing, well located and professionally managed, is both a social need and a compelling investment thesis.”
The French launch expands Partners Group’s wider footprint in European residential real estate, where the firm operates country-specific strategies, including private rented sector housing in Italy, student accommodation in Spain and single-family rentals in the UK.
The strategy follows last month’s launch of a pan-European living initiative alongside Empira Group, which is targeting €1bn in total equity commitments.
