Logistics real estate developer Panattoni is planning a €100m speculative development in the western part of Germany.

Panattoni said it plans to develop the Panattoni Campus Köln Ost project in the Westhoven district of Cologne on a brownfield site where for more than 100 years Gebrüder Stollwerck manufactured chocolate.

The development will comprise 10 small units, totalling 10,400sqm built in an area known as City Dock, and three large units, totalling 30,000sqm, will be built at Panattoni Park.

The City Dock project is planned for the third quarter of 2025, with completion in the fourth quarter of 2026. Construction of Panattoni Park project is scheduled to begin in the third quarter of 2026, with completion in the third quarter of 2027.

Fred-Markus Bohne, managing partner at Panattoni Germany and Austria, said: “We think the site is a very good starting position for entrepreneurial growth in the centre of Cologne. Our campus concept offers the basis for this to be realised in an innovative and sustainable manner with the best use of space.”

Manfred Janssen from the Cologne economic promotion firm, KölnBusiness, which is supporting Panattoni in the realisation of the project, said: “Panattoni will increase the value of a property with history in the best possible location with its development and thus create an attractive offer for urgently needed commercial spaces in Cologne.
