New York State Teachers’ Retirement System (NYSTRS) has set a real estate equity investment pacing target of up to $1.3bn (€1.15bn) for 2027, according to a board meeting document prepared by its real estate investment consultant StepStone Group.

The capital allocation may be deployed across public or private assets via property acquisitions, funds, separate accounts and co-investments, alongside select infrastructure assets held within the pension fund’s real estate portfolio.

NYSTRS is considering expanding its current 26% exposure to industrial property, with a primary focus on infill locations within growth markets, while maintaining its existing portfolio allocation to the residential sector.

Within the office segment, the pension fund would consider disposing of older-vintage assets if pricing is attractive to reallocate into recent-vintage, Class-A product in core locations, particularly adjacent to transit hubs. Medical office properties are also under consideration.

For retail acquisitions, NYSTRS will focus on neighbourhood retail, including well-located strip centres, open-air formats and dominant grocery-anchored assets.

Separately, NYSTRS plans to deploy up to $1.2bn in real estate debt during 2027. The debt capital will be channelled through funds, separate accounts and direct mortgage originations.
