Northtree Investment Management has raised £75m (€86.4m) for its latest fund targeting value-add and opportunistic real estate investments in the UK.

Northtree Real Estate Partners II has held a first close, raising capital from an unnamed overseas private investor. It will now be marketed more widely and is seeking to raise between £250m and £300m, according to Northtree.

The fund will focus on value-add industrial, logistics and office assets in London and other UK cities. A proportion of the capital will be deployed opportunistically, including in strategic land.

The vehicle builds on Northtree’s first fund which raised £75m in 2024 and is close to being fully invested.

The firm was established in 2021 and is led by four former senior directors of Columbia Threadneedle Investments’ UK institutional and private equity real estate team.

Its strategic partners include Pinebridge Benson Eliot, Abu Dhabi Commercial Bank, BGO Strategic Capital Partners and Lesha Bank.
