Northern LGPS and Local Pensions Partnership Investment (LPPI) have established a dedicated property management platform to oversee their joint residential portfolio of 5,478 rental homes across England, Scotland and Wales.

The launch of Four Corners follows Northern LGPS and LPPI’s acquisition of PRS Holdco’s housing portfolio in December 2025, which previously operated under the Simple Life Homes brand. The acquisition brought the properties into joint ownership and marked the start of a long-term strategy to expand their presence in the UK rental housing market.

As part of the strategy, the joint venture plans to invest £1bn over the next decade to expand the portfolio by more than 15,000 homes.

The platform is set to launch in late summer and will manage the residential portfolio directly. It will operate through regional clusters and launches with an initial team of 11 employees, which is expected to grow to 80 by 2027.

The launch comes amid government efforts to encourage local government pension scheme (LGPS) pools to invest at greater scale in local priorities, including housing.

With the LGPS managing around £400bn of assets and the government targeting 1.5 million new homes by 2029, the joint venture aims to demonstrate how pension fund capital can help to address the UK’s chronic undersupply of quality rental housing while generating stable returns for pension fund members.

John Dewey, chief investment officer at Northern LGPS, said: “Four Corners represents an important milestone in Northern LGPS’s long-term commitment to investing in UK housing and communities.

“Working alongside LPPI, we have established Four Corners with a clear growth strategy and the ambition to expand the availability of well-managed rental housing across the UK. We believe this demonstrates how LGPS capital can play a meaningful role in addressing housing needs while generating value for current and future pension members.”

Louise Warden, investment director, real estate and infrastructure at LPPI, said: “Our partnership with Northern LGPS gives us the opportunity to deliver long-term, sustainable housing investment for pension fund members at greater scale. It underlines the power of cross-pool collaboration and our commitment to the UK housing market.”
