Urban Partners and HIH Invest Real Estate have acquired a logistics project in Garbsen, Lower Saxony, as part of an existing joint venture.
While the price was not disclosed, the partners said the majority of the project is being financed with funds from Urban Partners’ NSF V Fund, adding that their joint venture targets sustainable, development-ready logistics assets across Germany.
Construction of the logistics hall on the 25,000sqm site will begin in the first quarter of 2026. The property is expected to be completed and ready for occupancy at the end of 2026. The entire property has already been pre-let on a long-term basis.

“The development in Garbsen is already our third joint project and will generate stable cash flow thanks to a high pre-letting rate from resilient key industries. By prioritising flexibility and high ESG standards, we are creating future-proof logistics solutions with this project that offer long-term value for investors and users alike.”
Lars Bothe, head of value add at HIH Invest, said: “With this third purchase within a few months, the joint venture’s investment volume has risen to a three-digit million figure. We continue to look for attractive deals and already have several projects in the pipeline.”
Maximilian Tappert, head of transaction logistics at HIH Invest added that the completed property meets current sustainability requirements and is being built in accordance with taxonomy standards.
He said: “A DGNB Gold certificate is being sought. The property will be heated by a heat pump and a photovoltaic system will be installed on the roof.”
The logistics project is located in an established commercial and industrial area in Garbsen. Direct access to the B6 federal highway provides quick connections to the A2 and A352 motorways, which link up with the A7. Hanover Airport can be reached in just under 20 minutes, and the Hanover-Lehrte freight transport centre in around 30 minutes.
