Real estate investment manager Henderson Park has agreed to forward fund a 453-bed purpose-built student accommodation (PBSA) portfolio, split between Glasgow and Edinburgh, to be built by UK-based developer Alumno Group.
The portfolio comprises Jock’s Lodge in Edinburgh, a 191-bed asset located 1.9 miles from the University of Edinburgh in the city’s Meadowbank suburb.

The second developent asset is St George’s Road in Glasgow, a 262-bed development located less than a mile from the University of Glasgow, in the city’s Woodlands district.
Practical completion for both developments is expected in time for the start of the 2027-28 academic year.

Targeting BREEAM Excellent and EPC A ratings, both projects have been designed to the highest sustainability standards and include on-site gyms, private study rooms, dining rooms, communal courtyards and rooftop terraces, alongside a mix of room types for different budgets.
Christophe Kuhbier, head of investments for Europe at Henderson Park, said: “This transaction represents a rare opportunity to secure two derisked PBSA assets in prime, undersupplied locations at the last stage of their development cycle and at an attractive all-in entry cost.
“With international students continuing to be drawn to the UK’s world-leading universities, combined with a growing domestic student-age population, we believe the structural supply-demand imbalance is set to intensify over the coming years.
