Garbe’s commercial living arm has teamed up with B&B Hotels Central and Northern Europe (CNE) to launch a hospitality investment platform for institutional investors.

Garbe Commercial Living and B&B Hotels CNE have entered the partnership to develop a portfolio of 30 hotels, with a primary focus on the German market.

The expansion strategy also targets locations in Austria, the Netherlands, Denmark, Poland and the Czech Republic, with the first properties scheduled to open as early as 2027.

Christopher Garbe, managing partner at Garbe, said: “The cooperation with B&B Hotels represents an important milestone for Garbe – by entering the hotel sector, we are unlocking a new growth avenue while continuing the strategy that has already made us one of Europe’s leading logistics developers.

“Our goal is to create institutional core products – scalable, stable and ESG-compliant – that we can offer to long-term investors. With our integrated capabilities as developer and investment manager, we are laying the foundation for one of the most significant economy hotel platforms in Europe.”

Arno Schwalie, CEO of B&B Hotels CNE, said: “The joint development of a portfolio of this scale across multiple countries is unprecedented for B&B Hotels CNE and represents an exceptional undertaking for the sector as a whole.

“The new build-to-suit hotels will significantly accelerate our organic growth. At the same time, this step brings us substantially closer to our target of more than 500 hotels in the CNE region by 2030.”

Tobias Gollnest, chief development officer of B&B Hotels CNE, said: “The planned portfolio of 30 hotel developments will primarily be located in Germany, as well as in Austria, the Netherlands, Denmark, Poland and the Czech Republic.

“Our cooperation with Garbe Commercial Living will enable us to close remaining white spots on our portfolio map more quickly and further densify our presence in strategically important locations.”

Felix Radavero, managing director of Garbe Commercial Living, said: “With B&B Hotel – one of Europe’s most dynamic players with a highly profitable business model – we are creating one of the most attractive product pipelines for institutional investors in the hotel sector.

“This combination ensures long-term rental stability and makes the portfolio particularly appealing to capital partners and lenders.”
