Opportunistic real estate manager Conversant Capital has raised over $845m (€756m) for its debut private investment fund.
The Conversant Private Investment Fund (CPIF) secured approximately $705m in equity commitments, exceeding its original $500m target by more than 40%, with the remaining capital raised through dedicated co-investment vehicles.
CPIF’s backers include both repeat and new institutional investors, comprising sovereign wealth funds, university endowments, foundations, healthcare institutions, pension plans, asset managers and family offices.
To date, CPIF has deployed capital across seven investments, spanning senior living, scattered-site student housing, convenience retail, Class A London offices, big-box San Francisco hotels, digital infrastructure and opportunistic commercial real estate credit.
The fund has also fully realised one investment, CPIF’s manager said.
Michael Simanovsky, founder and managing partner of Conversant Capital, said: “As we mark this important milestone, we are grateful for the support from both our repeat and new partners. As we like to say at Conversant, ‘There’s always something to do in real estate.’
“At any given time, different sub-sectors are experiencing their own distinct supply-demand imbalances and capital cycle inflection points. Today, those dynamics, combined with a broader scarcity of capital for real estate, have created a particularly compelling mix of opportunities across both growth-oriented alternative sectors and dislocated asset classes.”
