Clearbell Capital’s latest UK real estate fund has acquired three further industrial and logistics assets alongside Deva Capital.
Clearbell Property Partners IV bought the sites in Maidenhead, Cannock and Swindon from an unnamed institutional investor in 2025.
Clearbell and Deva, the real estate and corporate capital solutions investment arm of Santander Alternative Investments, previously made four acquisitions in December.
The joint venture has acquired six industrial units at Cordwallis Industrial Estate in Maidenhead, totalling 28,741sqft. Clearbell said the site offers “strong potential for repositioning and income growth”. Planned ESG improvements include reroofing and heating related upgrades.
It has also acquired 54,341sqft of industrial and logistics space “with upside potential” at The Orbital Centre in Cannock.
The third acquisition is of a modern warehouse and office facility at Athena Avenue, Elgin Industrial Estate, totalling 67,391sqft. The site is currently the UK headquarters of Robnor Resinlab, a manufacturer of specialist resin systems. The business recently renewed its lease for 10 years.
Rob Cole, investment director at Clearbell Capital, said: “This acquisition demonstrates the breadth of our investment strategy and the opportunities we’re finding across different logistics sub-sectors. From urban multi-let repositioning in Maidenhead, to mid-box properties in the Midlands, to secure income from an established headquarters operation in Swindon, we’re building a diversified portfolio with multiple value drivers.”
