Affinius Capital is providing a $67m (€58.5m) construction loan in the US to finance the ground-up development of Impact Athens, an eight-story, prime student housing property at the University of Georgia’s Athens campus.

The loan was made to CCI Real Estate and the asset will comprise 243 apartments and 21,000sqft of commercial space.

Affinius Capital senior vice-president Tyler Figley said: “This development aligns with our strategy of financing high-quality student housing with top-tier sponsorship at leading universities.

“The project’s location in the heart of campus makes this a compelling opportunity to deliver purpose-built student housing that will capitalise on the University of Georgia’s continued enrolment growth.”

Scheduled to complete in the autumn of 2027, Impact Athens will feature 353 beds across 243 units including studios, one-bedroom, two-bedroom, and four-bedroom configurations.

CCI said the development will be among “the highest quality student housing assets in the Athens market”, with premium amenities such as complete furnishings, stainless steel appliances, and granite countertops.

The financing was arranged by Lance Thurman of Summerhill CRE Capital.
