Aedifica has expanded its European healthcare portfolio with the acquisition of six care homes across the continent for close to €110m.

The European healthcare real estate investment trust (REIT) is forward funding three projects in Belgium and Ireland for a total of €75.5m and acquiring three trading care properties in Germany and the Netherlands for a total of €33m. Aedifica stated that the transactions will generate annual yields ranging from 6% to 7%.

Stefaan Gielens, CEO of Aedifica, said: “Aedifica continues to expand its healthcare portfolio… Aedifica had set an investment target of €250m for 2025. Following the announcement of these projects and acquisitions, we have exceeded that ambition and achieved €293m in new investments and projects. As we move into 2026, we will continue to work diligently to deliver on our strategic goals.” 

Aedifica will invest around €34m in the development of a purpose-built care home in Dublin. The five-storey Crumlin care home will accommodate up to 151 residents in spacious bedrooms with en-suite facilities that are specifically tailored to suit the needs of elderly people requiring continuous care. The property will be operated by Bartra Healthcare.

The REIT will invest €25m in the development of a prime, purpose-built continuous-care home in Kilcoole, in the Greater Dublin Area, to accommodate up to 109 residents. The care home will be operated by Muskerry.

Aedifica is also investing €16.5m in the extension and renovation of a trading care home in Tessenderlo-Hamin in Belgium that currently accommodates 120 residents who require continuous care, increasing its capacity to 158 residents. This property will be operated by Korian Belgium, which is part of the Clariane group.

Aedifica is also acquiring a trading care campus in Dronten in the Netherlands for around €12.5m. The purpose-built care home accommodates up to 43 residents in facilities tailored to the needs of elderly people requiring continuous care, plus a medical centre. The care-home operator is Stichting Coloriet, with St Jansdal running the medical centre.

In addition, Aedifica is investing around €10m to acquire a trading care home with 107 residents in Hamburg. The property is operated by DoreaFamilie. It is also purchasing a trading care home in Lüneburg for around €10.5m, with 109 residents.
