M7 Real Estate has bought a Dutch real estate portfolio from CBRE Global Investors.

The investment manager bought 17 assets for its third European Real Estate Investment Partners vehicle, for which the company raised an initial €80m in December last year.

The portfolio of 13 office and four industrial assets is based in Amsterdam, Utrecht, The Hague and Rotterdam, as well as Amersfoort.

Richard Croft, M7’s chief executive, said the assets provided a “strong mix” of core income coupled with opportunities to drive value through refurbishments and rental growth.

The 1.1m sqft portfolio generates €4.8m of rental income. 

Tenants include Beate Uhse, Van Heck, Dr Oetker and The Salvation Army.

The deal takes the third fund’s portfolio to around 3m sq ft.
