Whilst Agriculture as an asset class has delivered strong returns over time, much of this can be attributed to the same factors that have driven other physical assets - falling interest rates being a dominant driver of bare land valuations.
Now, much more focus needs to be applied to the overall agriculture value proposition, how it will generate a quality yield. Permanent crops can be a key part of this, but row crops and pastoral need to offer a solid value proposition at current prices. The softness we have seen in selective markets illustrates this, but also does the strong returns, and good stewardship, that we have witnessed in other markets.
